In order to offer PMCMV benefits, certain requirements must be met to qualify for the program's income bracket.

There are two types of housing, urban and rural, each of which has three income brackets, a certain subsidy so that families can afford to pay for their homes.

Regardless of whether living in urban or rural areas, the income bracket is divided according to income. Families with a monthly income of up to R$1,400,000 fall into income bracket 1.

Those who have a monthly income ranging from R$2,640 to R$4,400 are eligible for income band 2, and finally, income band 3 is intended for families who have a monthly income of R$4,401 to R$8 thousand reais.

To be eligible for Minha Casa Minha Vida, there is a division between urban and rural areas. Those living in urban areas must have a monthly income of up to R$1,000,000 (approximately R$4,000,000).

While for those living in urban areas, the gross annual income needs to be R$1,040,000.

It is important to mention that social benefits offered by the government such as Bolsa Família, sickness benefit or unemployment insurance do not qualify as part of someone's income.

Many people apply for this benefit, but according to information from the government itself, priority is given to mothers who provide for the home, families with elderly people, people with disabilities and other families in situations of risk or vulnerability.

To participate in the Minha Casa Minha Vida program, registration is essential. An application is required to participate and receive benefits.

And in order to participate, you must meet the main requirement: be within the income range accepted by PMCMV.

Next comes the step of gathering the documents, which consist of your personal documents such as ID or driver's license, proof of income, proof of residence, proof of marital status and income tax return.

Other documents that need to be collected relate to the property already built, such as the deed or purchase and sale agreement, updated property registration and some certificates, namely:

  • certificate of municipal debts;
  • state;
  • and federal.

If the property is still under construction, it is necessary to present proof of project approval, updated registration, descriptive report, ART and proof of payment of fees and taxes.

Registration in track 1

If you are in band 1 to receive the subsidy, the path is different from other people, so pay attention.

You will need to register with the city hall where you live, and once you register, you must wait for Caixa to validate your data.

If your family is selected to obtain a property, you will be notified of the date of the award and will receive information regarding the signing of the purchase and sale agreement.

If the draw has passed and you have not been selected, wait for the next draw.

Registration in band 2 and 3

Now, if you fall into band 2 or 3 of the Minha Casa Minha Vida program, you will need to choose one of the units to live in and start the simulation, which can be done directly on the Caixa Econômica website.

They ask for certain data from you in order to deliver a simulation result, such as personal information and information regarding the type of property.

During the simulation stage, the family will be presented with several financing options, and if they accept any of the options, they must begin gathering documents.

Financing a property through Minha Casa Minha Vida works like any other, so families in bracket 2 or 3 seeking the program must pay monthly installments to have their own property.

Another very important point is updating your Minha Casa Minha Vida registration. It can be found on the Housing Department website, but to update it, you'll need to go to your city hall.
